Welcome to Emerald Lake!
Emerald Lake Condominiums are set among stately trees, rustic natural areas and carefully planned landscapes to insure privacy and provide a natural backdrop for the brick and cedar architecture.
The atmosphere is more "Northern Cottage" than East Lansing Condo. Residents are treated to sightings of deer, ducks, geese, a wide variety of birds and more than an occasional wild turkey. And the fish are big and biting at Emerald Lake as well as the other lakes in our neighborhood.

| December Board Meeting CancelledThe ELCA Board Meeting scheduled for December 12, 2024 has been cancelled.

| 2025 HOA Dues and Additional Assessment InformationDuring the ELCA Financial Meeting held on September 16, 2024 a plan was presented by the ELCA Board of Directors to replace all roofs in the association over the next 4 years, from 2025 to 2028. This plan will address the recently rising expenses in roof repairs and replacements that are necessary to alleviate leaking roofs. The association previously replaced 123 roofs between 2002 and 2011 and those roofs are in the process of failing. When the roofs were replaced previously, new shingles were placed in a second layer over old, failing, poor condition shingles which caused the roofs to fail faster than expected. To prevent this situation from occurring again, the board created a plan to replace the failing roofs in a high quality, long lasting way including:
• Remove all roofing materials down to the underlayment
• Install high quality shingles with a 40 year warranty
• Replace all flashing
• Install 6’ of ice shield around the perimeter of the roof
• Replace all rotted trim and underlayment
• Evaluate gutters and downspouts and replace as necessary
By replacing roofs over the next 4 years the board hopes to eliminate roof repair costs, minimize leaking roofs, get lower prices and reduce internal damage to condominiums which is a co-owner covered expense. To accomplish this the board will be levying an additional assessment in 2025 of $3600 which can be paid in full on January 2, 2025 or by paying $300 on the first of each month in 2025. The plan is to levy an additional assessment of $3600 each year through 2028 to complete the roof replacements but that amount could change and will be reassessed each year. Since attic insulation has an impact on the performance and longevity of a roof, the board also strongly encourages co-owners to have their insulation inspected and replaced or enhanced as necessary. Insulation costs are a co-owner expense.
In addition, the board will raise the monthly HOA fee from $400 to $500 per month. This increase is in line with the increase in the cost of living since the last time the HOA was increased and it will cover all operational and reserve expenses for the association.
The board will be closely watching expenses over the next year and will adjust these assessments as needed. The board takes these actions very seriously and considered many options to optimize costs and fees over the last year. To find as many ideas and options as possible the board formed a committee of co-owners to look at all the options. The board considered the committee’s recommendations when formulating this plan and will continue to consider other recommendations and other ways to cut costs and enhance the association’s income.
